Sg. Nyior Toll Hurts Prai Homeowners, Developers, and Shopowners

Business/Shops in Butterworth, SJ, Kulim, N-S Expressway:
Thousands of families around you will be short of RM600 each year. They will buy fewer of your products and services: water filter, health food, car window lamination, fashion clothes, computer printer, electric appliances, tennis shoes, digital cameras ...

Restaurants owners and hawkers: Your customers will pay RM50 each month more for Sg. Nyior toll …Your customers will eat less of your fish-head curry, bakkutteh, nasi kandar, sushi, pizza, kopi oh, …

Say you want to buy a flat in Butterworth, Kulim, BM, SJ, Juru …

say the 800-square-foot flat costs RM100,000 including legal fees, insurance, stamp duties, et c
The bank gives you 90% loan: RM90,000
How much home loan do you repay every month?
Loan to repay RM (90,000)
Term of loan Year 25 = 300
monthsInterest rate %/year 7.00% = 0.58% per month
Monthly home loan payment RM/month 636

But NOW you also have to pay an EXTRA, UNFAIR, toll at Sg. Nyior …
Toll fee one way at Sg. Nyior RM 0.5
Each day you commute 2-way
Each month you take this many trips 25 (22 work/school day trips + 3 personal trips)
Sg. Nyior toll per car per month RM/month 25Extra toll / month
for 2-car family RM/month 50

What does this mean to your family?
Pay more toll, buy smaller flat !
(a ) Extra toll cost from Sg. Nyior RM/month 50
(b) Loan payment you can afford RM/month 636 for your 800-sq-ft apartment
(c) Extra toll divided by home loan payment 8% toll eats into your ability to pay home loan

After Sg. Nyior toll, your ability to buy home falls by 8% You are forced to buy a smaller apartment!before the toll you could afford 800 square feet dream apartmentafter paying extra toll, you can afford only 737 square feet shrunken apartment

You lose this many sq. ft. because of extra toll 63 square feet … forever … your wealth …
You lose the area of a small bedroom/kitchen/storage room, forever, because of Sg. Nyior toll. What does this mean for property developers and land owners?

Developers: Less affordability means you need to reduce sales price, sell fewer units, … more unsold units !Property brokers: 8% less affordability means fewer transactions X lower prices = less commission !

Land owners: Less developer sales means lower prices for your land !Developers and land owners in Butterworth, SJ, and along BKE, NSE will all be affected. What about shop owners, hawkers, existing home owners?

Current homeowners: When you sell your RM100,000 flat, buyer will offer you 8% less.Current homeowners: Workers and mothers driving children to school, will try to avoid the toll and may jamyour neighbourhood at Chaileng Pk, T. Inderawasih, Kimsar Gdn, Chain Ferry Rd, T. Siakap, T. Bagan ...
